Did you know that not all home inspectors are "New Construction" certified? That's right, there are three types of residential inspectors in the State of Alaska.  You can be an "Existing" home inspector, a "New Construction" inspector or a "Combination" inspector or one who has both certifications.

Why does it matter? The existing home inspector does not have to keep up their certification regarding new code requirements that the State has adopted whereas a new construction inspector does. This means a new construction inspector generally has quite a bit of extra knowledge when it comes to inspecting and is more qualified to inspect a new build. The State Home Inspector Statute prohibits an existing home inspector from performing new construction inspections in an attempt to provide the public with a qualified service.

Make sure that your home inspector is qualied the next time you require a new construction inspection. If your loan is from AHFC, there is a new requirement as of 1/1/2023 that all new construction inspectors also have to pass a "Plan Review" course which is an even higher level of education.
